Set a convenient time to get preliminary measurements and photos
Further development of design concepts
Provide basic floor plans and dimensional cadd elevations to confirm mutual objectives.
Project review relating to conceptual designs and " target budget range"

It is helpful to have a measured basic floor plan of your existing home and/or copies of the plot plan
and architectural drawings.

If the preliminary target budget range and the design concepts are in agreement, sign Pre-
Construction Services Agreement and begin the formal design process and estimate.


Preliminary Design

Review of the properties existing documentation (Owner supplied plot plan or survey) A site elevation
and existing conditions survey for topographic plan and building elevations.

Zoning to establish the setbacks and land usage percentages, local stipulations pertaining to the new
project. Research local building codes for restrictions. Septic to determine if a site review, or
clearance is required and Fire Marshal to determine any special requirements.

Specifications on the anticipated scope of work to base design upon and establish we are within the
preliminary target budget range. Preliminary target ranges for material costs and specifications.

Cad (computer assisted drafting) drawings, floor plans, elevations, models or dimensional if required
for owner financial funding review.

Construction Plan Development

It usually is a stepped process where the plans are drawn then submitted to the structural engineer for
the earthquake zone 4 compliances, then the revisions are made and added. A set of plans will be
sent to the title 24 energy engineer to determine the California energy compliance and data and Soils
Engineer if required. The engineering and energy data costs are an allowance and any revisions or
amendments you may require in the process. This work will only be performed if required and only
with the Owner's approval.

Review of the proposed projects existing conditions with Gordon of Alter Eagle and our sub-
contractors with a scheduled a walk-through to establish their contract prices.

Detail a project specifications list of materials to be used and any special items to be added. An
anticipated schedule for scope work to be performed and tie it to a payment time line after start-up for
the construction contract. Owner will be required to approve selections, we will provide assistance or
allowances for any products unspecified.

Produce a detailed final job cost which will include any required allowances and final set of plans.
Most projects require some allowances for certain trades and materials as to be determined by the
hidden defects and availability and or time restraints on the owners to choose the finish materials
such as type of carpets counter-tops appliances.

Sign a construction agreement at this time, and submit plans to building dept. If additional plans are
required such as code compliance or clarification of details they will be produced after the
construction contract.

Special order items and long lead time items are ordered for anticipated construction start-up.
