The background for the project, the existing upper and lower plans and the new designs to the owners
specifations. 2 3-D models on our older cadd program, we've since updated our software.

A 2 story slab on grade with retrofit earthquake #4 zone connection to the existing structure and steel.

The tie into the existing building begins and a shear wall goes in where the old garage door was, the first
floor shear walls on each side of the new garage entrance how they are connected to the anchor bolts
and hold downs, framing up to the 1st floor.

The re-routing of the gas electrical and plumbing lines. The combustion air installation and new
ductwork and register for the old garage (new office). Venting for the dryer, zero clearance fireplace.

A few more details on how it's tied into the existing building. How I built the #3 shear wall under the
existing second floor corner. Some progress shots and tie in details from 1st floor framing.
Before and after shots. Some basic stair geometry and fundamentals as you proceed through the
photos. Cutting through the upper level joists and adding a landing.

The #6 shearwalls for the first floor getting ready for the 2nd level. A couple of close ups to show you the
way I designed the 2nd floors outdoor covered deck. It is part of the garage roof so the flashing,
structure and decking all tie in to get it waterproofed and a cement coating.

Two #3 shear walls on this floor as well as a beam when we tie into the existing house.
The tie into the original structure, roofing details, rafter cuts, how to make a coffered ceiling, venting tips
and sheathing.
Here is the covered deck shots in progress to completion. I show you how it's done, the flashing, the A
rated decking being applied, the flashing and the final details like the craftsman capitols on the posts.
Some of the progress shots as I insulated, added electrical, drywalled and trimmed out the addition. I
also upgraded a few things in the existing part of the home.
Some things I added to make the home more interesting and take on the look of a craftsman style. Like
the mission style stair railing, how I did the deck capitols, the window stool (interior sills) and aprons
some of the trim work.

Phase II of this project is designed but the home was sold for a good profit!
